Let’s
meet the Keenan’s.
Their home is situated in a quiet, beautiful area of
Newmarket which attracted instant responses from neighbours around
them.
As Mr. Keenan was installing his directional signs at
intersections surrounding his home, he instantly had interaction
with people inquiring about his property and selling privately.
He had found this to be very interesting and immediately
knew that this was going to be a fun and rewarding experience.
Having
spent time and money especially with the installation of a new
roof on their home, the Keenan’s knew that in order to break
even with the sale of their home they would have sell their home
for far above market value in order to cover commission costs of
approximately $22,000 with a Realtor.
It had only seemed logical for them to sell their home
privately to save these costs as well as to pass some of the
savings on to their buyer.
Now with their asking price being slightly below market
value, this was still leaving them some room to be able to
negotiate.
When
asked, “How did your Purchaser find out about your home being
sold privately?” They answered with a
grin, “To tell you the truth, our client was being chauffeured
around by a realtor in our neck of the woods and had noticed the
bright directional private sale signs that you had given us with
our package. When he had asked the Realtor about going down our
street, he had completely avoided it.
He had to return on his own to take a tour of our area at a
later time. Our
purchaser, knowing that you can strike a good bargain on a home
being sold privately, had stopped in and asked for a tour. Being in the market and knowing what homes were selling for
around us, he knew he was getting some of the savings from Realtor
commissions. He was
very motivated. We
sat down at our dining room table, and he made us an offer
verbally, which was still above the range that we needed to break
even, set out his conditions and closing date, and we accepted it.
IT WAS REALLY THAT EASY!”

The
Keenan’s had stated that their purchaser was completely aware that
he was getting a good deal, though at the same time they were still
walking away with more then they would have with a Realtor.
An additional comment that the Keenan’s stated was “We
couldn’t believe it only took 3 weeks for us to sell!”
With
the rewards and benefits of selling privately, it makes you wonder
why everyone is not using this approach.
It appears that for many, they are uneasy with the legalities
involved and believe that it is a complex procedure to sell a home.
When the Keenan’s were asked if they had any suggestions
for others contemplating the sale of their home privately, they
answered, “Don’t be afraid.
We had contacted a couple of real estate lawyers within the
first week, in which you must do regardless of selling privately or
through a Realtor, and we were amazed on how easy this process
really is.
Our Purchaser had drafted up the Agreement of Purchase and
Sale himself, provided a deposit, we had our lawyer review it, he
instructed us that everything was in accordance, and that was it.
Our home was sold, just like that! We hope that your company
thrives and that others do the same as we did.
Selling privately is the best way!”
Private
Real Estate congratulates the Keenan’s on their private sale and
wishes them the best with their move into their new home.
