Case Study Client Profile – The Shaw's

David and Delia are more than pleased to have sold their second property with Private Real Estate. This has allowed them to build their dream home on the Lake and upgrade their property with the $22,000 they have saved in commission. Their first home sold in St. Catharines in 2006 within two weeks of listing. “It is of great importance that when selling your property, you prepare for it” said Delia. Preparations such as de-cluttering, cleaning and any necessary touch ups will definitely help with the sale.

“The Right Attitude will lead you to a successful sale” the couple told us. We were informed that if they hadn’t sold their home within the anticipated time frame, that they would have reconsidered the price, and still would have walked away with more than what they would have with an agent. “It is not necessary to drop your price by a huge amount, but sometimes a couple thousand dollars can make the world of difference.” It is obvious when a property does not sell within a certain time frame that the property is overpriced” exclaimed David.

David and Delia did experience a few realtors that wanted to sell their home for them, and the realtor asked what they wanted for the property, because they had no idea. “That is part of the agents job to come up with the price, if they can’t do that, how can they successfully sell your property?” The agent wanted to add on an extra $10,000 to whatever price we chose, just because they were not sure and of course wanted to walk away with a higher commission” David replied. David and Delia did have agents say they were going to bring a potential buyer, but when the agent showed up alone with no buyer, they quickly came to the realization that they only wanted them to sign a contract that would lock them in for six months at 5%-6% commission. “Why should we pay someone to sell our home, and they don’t even want to show it?” David said puzzled. “We were our own Boss, and we had open houses every opportunity we had, and our doors were always open for a potential buyer.”

“Our buyer was from out of town so we knew the pictures on the website were of great importance.” The purchaser of David and Delia’s second property in Crystal Beach had found herself hooked on looking at the pictures on the website, and that is basically what sold her. “Private Real Estate is a professional business and the photos they take really do justice to ones property. The signs also play a big role, we found people more interested in a Private Sale than properties listed with an agent. There was more room to negotiate because commission was not an issue” said David and Delia.
