Case Study Client Profile – The Biagi’s

Welcome to our client profiles page. “Our house was listed for over 20 weeks with an agent and not even a second look from anyone! We took matters into our own hands and decided to sell privately and we did it in 7.5 weeks!”

Mr. & Mrs. Biagi made the commitment to sell their home privately, and it paid off… When meeting with the Biagi’s, they were enthused that their home had sold as quickly as it did especially seeing as they were and still are surrounded by neighbours selling with agents. “We had originally listed with our agent at $249,000 and dropped the price after a few weeks to $244,000 as the agent told us we were slightly overpriced. We still had no action!” The agent did however host 3 open houses, but there was no feedback and no definite offers.”

Prince Robert Court is tucked into a subdivision in St. Catharines, and one would require signs to draw in those looking to purchase. The Biagi’s real estate agent did provide them with a couple of directional signs in which they had to install themselves. “What were we paying the agent for if we had to do all of the work” Mrs. Biagi questioned. “The Private Real Estate directional signs were much more visible than our realtors as they were six times the size and we were able to write our address on them.”

Open houses are an important part of selling your home. The Biagi’s hosted 5 open houses in the 7.5 weeks they were listed with Private Real Estate and had numerous potential buyers through. In this time period the Biagi’s had received 4 offers on their property. The 1st offer was conditional upon the purchaser selling their home. Following the 1st offer, 3 others came in and the Biagi’s took the best offer and settled for what they had anticipated on. “In all honesty, we lowered the price a little since we now did not have to pay commission, and therefore the buyer did not have to pay a higher price for the house!” So, the Biagi’s did come out further ahead because had the property sold with an agent for $235,000, they would have taken a loss of over $14,000. Why would anyone in their right mind pay 5-6% more than what a property is worth?

“If you list your house privately, you have to also know that you have to be committed and work at it too. It’s not going to sell itself and you have to ‘promote’ your sale by ensuring that your Open House and Private Sale directional signs are out there. Basically you are working for yourself for a major ‘Self Gratifying’ successful experience” the Biagi’s boasted.
